What Actually Matters in an Estate Agent
Four things separate a great agent from the rest
How Fast They Sell
Some agents sell homes in 6 weeks, others take 6 months. In the same postcode. Speed varies more than most sellers realise.
What Price They Achieve
The asking price is just a number. What matters is the achieved price. The gap between agents can be tens of thousands of pounds.
What They Charge
Fees range from 0.75% to 3%+ VAT. On a £300k home, that's a difference of nearly £7,000. Worth checking before you sign.
What Sellers Say
Reviews from people who've actually sold with them. Not testimonials cherry-picked by the agent, but verified experiences from real sellers.
You type your postcode. We pull every agent's real transaction history. Thirty seconds later, you're comparing fees, sale times, and results from actual sellers. No account needed. No obligation. Just the numbers.

Frequently Asked Questions
How do I find the best estate agent near me?
Start by comparing agents on what can be observed, not on brand recognition. Look at how their past sellers rated them, what the fee is, and how many homes they actually have on the market in your postcode right now. AgentSeeker puts those side by side. Enter your postcode above to get started.
What fees do estate agents charge in the UK?
Most UK estate agents charge between 0.75% and 3% of the final sale price, plus VAT. The average sits around 1.2% to 1.5%. On a property worth £300,000, that's roughly £3,600 to £4,500 plus VAT. Fees vary by region and agent, and some offer fixed-fee packages. Always check what's included: marketing, photography, accompanied viewings, and portal listings can differ significantly between agents.
How long does it take to sell a house in the UK?
The UK average is roughly 4 to 6 months from listing to completion, though this varies enormously by area and property type. Some agents consistently sell faster than others in the same postcode. AgentSeeker shows you each agent's average sale time so you can pick one that matches your timeline. If speed matters to you, this is one of the most useful stats to compare.
Should I use a local or national estate agent?
It depends on your property and market. Local agents often know the streets, the buyers, and the pricing nuances better. National chains can offer wider marketing reach and bigger budgets. The best approach is to compare both on actual results: how many homes have they sold nearby, how quickly, and at what price? The data often tells a different story to the branding.
What is the AgentSeeker Score?
The AgentSeeker Score runs from 0 to 100 and is built from four things we can observe, each worth up to 25 points: the agent's Google rating and review volume, how competitive their committed fee is, how many homes they currently have on the market in your postcode district, and how they rank against the other agents working that district. It does not yet include achieved price against asking, or average time to sell. We are building those from HM Land Registry records rather than asking agents to report on themselves, and until that data is ready we leave them out.
Is AgentSeeker free to use?
Yes, completely free for home sellers. You can compare agents, see their fees and performance data, and contact them directly, all without paying anything. AgentSeeker is funded by a small referral arrangement with agents, so the service costs you nothing.
