Property Report Terms

1. About these terms

These terms govern your purchase and use of an AgentSeeker Property Report (a "Report"). They apply in addition to our general Terms of Service and Privacy Policy; if there is any conflict about a Report, these terms take precedence.

AgentSeeker is operated by Veridian Corp Limited, a company registered in England and Wales (Company No. 16289730). By purchasing a Report you agree to these terms.

2. What a Report is, and what it isn't

A Report is an independent file compiled from official and licensed data sources about a single residential property in England and Wales. It is provided for information and guidance only.

It is not:

  • a survey, valuation report, or structural assessment by a chartered surveyor;
  • a solicitor's conveyancing searches or any form of legal advice;
  • a guarantee of the condition, value, or legal status of a property.

You should not rely on a Report alone when buying, selling, or making financial decisions about a property. We recommend obtaining professional advice (for example a RICS survey, a solicitor's searches, and a formal valuation) before committing.

3. Pricing and VAT

Report prices are shown inclusive of VAT. The price you see is the price you pay. Reports are a one-off purchase (there is no subscription).

  • The Property Pack and Whole Picture tiers include the official HM Land Registry title register by default.
  • The official HM Land Registry title plan is an optional add-on at the price shown.
  • You can remove the title register at checkout to reduce the price.

Prices may change from time to time; the price that applies is the one shown at the moment you pay.

4. Payment and delivery

Payment is taken securely via Stripe at the time of purchase. Your Report is generated and made available to you within minutes as a live online report that is yours to keep (and, where available, a downloadable PDF). We deliver the Report and any access link to the email address you provide.

5. Immediate delivery and your right to cancel

A Report is digital content supplied immediately. When you tick the consent box at checkout, you:

  • expressly request that we begin supplying the Report immediately; and
  • acknowledge that you will lose your statutory 14-day right to cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 once the Report has been generated.

This does not affect the refund guarantee in section 6, nor your statutory rights in section 7.

6. Our refund guarantee

We stand behind every Report:

  • If we cannot retrieve the core records for your address (the title and tenure, sold-price history, an independent valuation, and EPC), we refund you in full.
  • If a specific official document cannot be retrieved (for example HM Land Registry cannot supply the title register or title plan for the property), we refund you for that document only, and the rest of your Report is delivered as normal.

Refunds are issued to your original payment method and typically appear within 5 to 10 days.

7. Your statutory rights

Nothing in these terms removes or limits your rights under the Consumer Rights Act 2015, including that digital content must be as described, of satisfactory quality, and fit for purpose. If a Report is faulty or not as described, you are entitled to a remedy regardless of the guarantee above.

8. Official HM Land Registry documents

Where you purchase the official title register and/or title plan, these are obtained from HM Land Registry through our data partner. HM Land Registry processes document requests during its business hours (06:30 to 23:00 daily). A request made outside those hours is queued and the document is made available once HM Land Registry has processed it; we will add it to your Report and notify you. If HM Land Registry is unable to supply a document, section 6 applies.

9. Data sources and accuracy

Reports are compiled from official and licensed sources, which may include HM Land Registry, the Valuation Office Agency, the Environment Agency, Ofsted, the EPC register, Ordnance Survey, OpenStreetMap, planning.data.gov.uk, Police.uk, and our property-data partners. Every figure is attributed to its source.

A Report is a snapshot at the time it is generated and is not updated afterwards. While we take reasonable care, we do not warrant that the data is complete, accurate, or error-free, as it depends on third-party sources outside our control.

10. Your account and access

Your Report is tied to an account created from the email address used at purchase. You can access it via the secure link we email you and, once you set a password, by signing in at any time. Keep your access link and login details secure; anyone with your access link can view that Report.

11. Acceptable use

A Report is licensed to you for your own personal, non-commercial use in connection with the relevant property. You may share it with your own professional advisers (such as your solicitor or estate agent). You may not resell, republish, or systematically extract the Report or the underlying data, and official HM Land Registry documents remain subject to HM Land Registry's own terms of use.

12. Limitation of liability

To the fullest extent permitted by law, our liability arising from a Report is limited to the amount you paid for it. We are not liable for any indirect or consequential loss, or for any decision you make in reliance on a Report. Nothing here excludes liability that cannot be excluded by law, including for death or personal injury caused by negligence, or for fraud.

13. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
