1. Who we are
AgentSeeker is operated by Veridian Corp Limited, a company registered in England and Wales (Company No. 16289730).
By accessing or using AgentSeeker, you agree to be bound by these Terms of Service. If you do not agree, please do not use our platform.
2. What we provide
AgentSeeker is a free platform that helps homeowners compare estate agents, access online valuations, check EPC ratings, explore local area data, and make more informed decisions about selling their home.
We are not an estate agent. We do not buy, sell, or value properties ourselves. We do not act on behalf of any agent or represent either party in a property transaction. All decisions about which agent to instruct are yours alone.
3. Accuracy of information
We present agent data, property information, and market statistics based on publicly available sources and third-party data providers. While we make reasonable efforts to keep this information accurate and up to date, we do not guarantee its completeness, accuracy, or reliability.
Online valuations, EPC data, and agent performance metrics are provided for guidance only and should not be treated as professional advice. We recommend obtaining a formal valuation from a qualified professional before making any decisions about selling your property.
4. Your account
Some features require you to create an account. You are responsible for:
- Providing accurate and truthful information when registering
- Keeping your login credentials secure and confidential
- All activity that occurs under your account
We reserve the right to suspend or terminate accounts that violate these Terms or are used for fraudulent or abusive purposes.
5. Acceptable use
You agree not to:
- Use the platform for any unlawful purpose or in violation of any applicable laws
- Submit false, misleading, or fraudulent information
- Attempt to access, scrape, or extract data from the platform through automated means
- Interfere with or disrupt the operation of the platform
- Use the platform to send spam, unsolicited communications, or harass any person
- Impersonate another person or misrepresent your affiliation with any entity
6. Contacting estate agents
When you choose to contact an estate agent through AgentSeeker, your details will be shared with the agents you select. By submitting your information, you consent to those agents contacting you about their services.
You control which agents receive your details. Only agents you specifically choose will be contacted. We are not responsible for how an agent uses your information once it has been shared, or for the quality of service any agent provides.
6A. The Quoted Fee — what it means and how it's binding
Each agent listed on AgentSeeker is shown with a Quoted Fee. This is the agent's all-in commission for selling your property, expressed as a percentage of the final sale price. The Quoted Fee is inclusive of VAT and any other applicable taxes — the agent cannot add VAT or any other charge on top at the point of instruction or at any time afterwards.
How comparison sites usually work. Most agent comparison sites display fees exclusive of VAT. So a "1.5%" headline elsewhere typically becomes 1.8% once VAT is added. On AgentSeeker, the percentage you see is the percentage you pay.
Acceptance by the agent is binding. When you submit an enquiry to an agent and that agent Accepts the lead through our platform, the Quoted Fee shown to you at that point becomes the agency fee binding the agent in any sale agreement they subsequently enter into with you. The agent has, under our partnership agreement (clause 5A.2), expressly committed not to seek any uplift, supplementary charge, or further VAT addition above the Quoted Fee.
You can enforce this directly against the agent. Under clause 5A.4 of our partnership agreement and the Contracts (Rights of Third Parties) Act 1999, the Quoted Fee Acceptance constitutes a binding offer made by the agent to you which you are entitled to enforce against the agent directly, regardless of whether you are a party to that partnership agreement.
Reporting a breach. If an agent attempts to charge you more than the Quoted Fee they Accepted for your property, please contact us at contact@agentseeker.co.uk. The agent is contractually required to refund the excess and may face additional administrative charges and termination from our platform under clauses 5A.10 and 5A.11.
Lower fees are allowed. The Quoted Fee operates as a maximum, not a minimum. An agent is free to offer or agree a lower fee with you. The protection above applies to upward variation only.
7. Intellectual property
All content on AgentSeeker — including text, design, logos, graphics, and software — is owned by or licensed to Veridian Corp Limited and is protected by copyright and other intellectual property laws.
You may not reproduce, distribute, or create derivative works from any part of the platform without our prior written permission.
8. Limitation of liability
To the fullest extent permitted by law, AgentSeeker and Veridian Corp Limited shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the platform.
This includes, without limitation, any losses arising from:
- Reliance on agent data, valuations, or market statistics presented on the platform
- Any transaction or relationship between you and an estate agent
- Inaccuracies or errors in information provided by third-party data sources
- Service interruptions or technical issues
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.
9. Third-party links and services
Our platform may contain links to third-party websites or services. We do not control and are not responsible for the content, privacy practices, or terms of any third-party site. Use of third-party services is at your own risk.
10. Changes to these Terms
We may update these Terms from time to time. Changes will be posted on this page with an updated date. Continued use of the platform after changes are posted constitutes your acceptance of the revised Terms.
For significant changes, we will make reasonable efforts to notify you by email where possible.
11. Governing law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
