Our promise
No hidden fees. AgentSeeker is free for sellers.
You never pay us a penny. The agent you choose pays a referral fee only if your home sells, and the fee they quote you is binding and inclusive of VAT. Here is exactly how it works.
Free for sellers, always
Compare every active agent in your area, request valuations from the ones you like, and instruct the agent you choose, all without paying AgentSeeker anything. There is no sign-up fee, no listing fee, and no charge if you decide the time is not right and walk away. The platform stays free at the point of use because the people who pay us are the agents, and only when they have actually earned it.
How we actually make money
When your home sells through an agent we introduced you to, that agent pays us a referral fee on completion. It is paid out of their commission rather than added to your bill, and it only ever applies once your sale has gone through. If your sale falls through or you decide not to sell, nobody pays anything. That is the whole model, and we would rather tell you plainly than bury it.
The binding-quote promise
This is the part most comparison sites leave out. When an agent quotes a fee through AgentSeeker, that figure is already inclusive of VAT and it is binding. You will not get to instruction and find VAT bolted on, or "marketing packages" and withdrawal charges that were never mentioned when you were comparing. The fee you compare is the fee you pay. We hold agents to it as a condition of taking part.
It sounds obvious. It is also rare. Have a look at how the rest of the market quotes fees and you will see why we made it a rule.
What you will never be charged for
- Comparing local agents and their performance
- Requesting and receiving valuations
- Using our calculators, reports and area tools
- Asking us questions, or changing your mind
- Withdrawing before you have instructed anyone
Why we built it this way
Selling a home is already one of the most stressful and expensive things most people do. The least a comparison site can do is be straight about money. We make our living when agents do a good job and your sale completes, which keeps us on the same side as you. You can read exactly how we rank agents, and see typical estate agent fees for your area before you commit to anything.
Common questions
Is AgentSeeker really free for sellers?
Yes. Comparing agents, requesting valuations and instructing the agent you choose all cost you nothing. There is no sign-up fee, no listing fee, and nothing to pay if you decide not to sell.
How does AgentSeeker make money?
When your home sells through an agent we introduced you to, that agent pays us a referral fee on completion. It comes out of their commission, not your pocket, and only ever after the sale has gone through. If you do not sell, no one pays anything.
Are there any hidden fees?
No. The only fee involved in your sale is the commission you agree with your chosen agent, and we make agents quote that fee inclusive of VAT and hold them to it. There are no AgentSeeker charges layered on top, ever.
What does a binding, VAT-inclusive quote mean?
When an agent quotes a fee through AgentSeeker, that figure already includes VAT and it is binding. You will not reach instruction and discover VAT added on top or extra charges that were not mentioned. The number you compare is the number you pay.
Do I pay anything if my home does not sell?
No. Our model is success-only for the agent and free for you. If your sale does not complete, there is nothing to pay, to us or because of us.
Will using AgentSeeker make my agent more expensive?
No. The referral fee comes out of the agent's existing commission, so your fee is the one you agreed. Agents take part because we send them sellers who are ready to move, not because they pass a cost on to you.
